For seasonal or extended vacancies:
We will visit the property every 2 weeks to insure the following:
- Manage recurring services/lawn service is being completed
- HVAC in working order/filter clean
- Utilities in working order
- Lightbulbs, smoke detectors, etc. functioning
- Meet vendors as needed
For vacant to market:
In addition to the above, we will go to the property and do an exterior and interior condition assessment and:
- Identify areas of improvement necessary.
- Break down actions required and sequence.
- Procure 2 quotes on each service (pre-vetted by us for insurance, licensing, bonding etc.). Vendors with specific resources may be required based on current CDC guidelines.
- Present for selection of vendors (to be completing the work).
- Provide portal for electronic pre- funding for services.
- Check on work/verify completion before releasing funds to selected vendors.
