For seasonal or extended vacancies:

We will visit the property every 2 weeks to insure the following:

Manage recurring services/lawn service is being completed
HVAC in working order/filter clean
Utilities in working order
Lightbulbs, smoke detectors, etc. functioning
Meet vendors as needed

For vacant to market:

In addition to the above, we will go to the property and do an exterior and interior condition assessment and:

Identify areas of improvement necessary.
Break down actions required and sequence.
Procure 2 quotes on each service (pre-vetted by us for insurance, licensing, bonding etc.). Vendors with specific resources may be required based on current CDC guidelines.
Present for selection of vendors (to be completing the work).
Provide portal for electronic pre- funding for services.
Check on work/verify completion before releasing funds to selected vendors.
