Michael Hodges earned his BS in Accounting in 1981 from Jacksonville University and has held a real estate license in the state of Florida since October 1988. Michael worked in property management since 1990 and in 2005, he purchased a small firm, First Place Management, Inc., with 112 accounts and grew it to 400. Michael is active in the National Association of Realtors, Florida Association of Realtors, Northeast Florida Association of Realtors, National Association of Residential Property Managers, Florida Association of Residential Property Managers and the Northeast Florida Association of Residential Property Managers. He serves on several committees and chairs of FARPM. He is also involved in the Chamber of Commerce and BNI. Michael is an avid enthusiast of the Miami football program and likes spending time with his daughter, Shelby, an art psychologist.

Wanda Franklin, Broker and Partner, has an AA in Home economics from Abraham Baldwin Agricultural College, in Tifton GA and has been in property management since 1992. Wanda is an active member of the National Association of Realtors, Florida Association of Realtors, NE Florida Association of Realtors, National Association of Residential Property Managers, Florida Association of Residential Property Managers and NE Florida Association of Residential Property Managers.
Wanda has been awarded the Property Manager of the Year by NEFARPM in both 2007 and 2011.She is an past President of the Multiple Listing Service (MLS) board and still sits on the Board of Directors. She holds two prestigious distinctions in the property management field:
Wanda believes her greatest talent is her multi-tasking ability and enjoys spending time with her granddaughter and following the Georgia Bulldogs when she’s not working!
Brenda Needham, Broker Associate and Business Development Manager for FPM Properties. Her primary responsibility is new business/working with property owners.
Born and raised in Jacksonville, Brenda began her real estate career in 1998 as a sales agent, quickly switching to property management after seeing so many opportunities in the industry. The desire and ability to service many customers and manage one of their most expensive assets was exciting and bringing it all together is a challenge that she enjoys. She describes property management as a job with many moving parts.
Continuing to serve on various committees and holding leadership positions while giving back many hours to her community and the property management industry, she is an active member with the Northeast Florida Association of Realtors, the Florida Association of Residential Property Managers, the National Association of Residential Property Managers, and the local Jacksonville Chapter of Northeast Florida Association of Residential Property Managers.
Brenda was nominated as sNEFAR Property Manager of the Year in 2005 and 2008. She is well known for mentoring other professional property managers and is very conscientious with regard to ethical and professional issues. When she does take time off, she spends it with her grandchildren Nikolis and Alexa.

Jerry Croley, is a Broker Associate who has been listing and selling in Duval and surrounding counties for over 25 years. He is a full time real estate professional who brings experience, market knowledge, marketing savvy, and effective negotiation skills to the table. Jerry is a retired navy veteran.
Katie Brown, Realtor/Property Manager, is a native of Jacksonville and comes with a solid background in the service industry so she is a natural for this industry! Katie has been a property manager for just over a year and her service background has been a tremendous asset, especially as it relates to what she considers her strongest skills (AKA Katie’s three “C”s): Customers (Service), Creativity & Communication!
Katie is adventurous, determined and loyal and enjoys music, running, cooking and experiencing nature when she’s not busy taking care of her clients!
Philip Cuevas, Realtor/Property Manager, has been in the property management field for the last eight years. He built a long career in retail sales before moving into property management which turned out to be a great fit. Prior to that he served his country (nine years active) in the U.S. Navy. (VA-205 NAS Atlanta and VR-58 NAS Jax). Philip has been in Jacksonville for 34 years.
Philip loves all kinds of fishing (in shore and off shore alike!) and Gator Football (Go ‘Gators!).
He has been married 36 years and has 2 grown children and a granddaughter he adores!
Debbie Strickland, Realtor/Property Manager has been a licensed realtor for 11 years and has 4 years of administrative support experience in the property management field as well. Previously she served our country as an administrative assistant/chief clerk in the United States Air Force. Debbie is an active member of the National Association of Realtors, Florida Association of Realtors and NE Florida Association of Realtors and currently serves on the RPAC task force committee.
Debbie is very proud of her two daughters Sara and Stephanie, both graduates of FSU. Go ‘Noles!
Timothy, Broker Associate/Leasing Coordinator, is a Florida native and has been a licensed professional in the real estate industry since 2014. Throughout this time, he has assisted in all aspects of the property management field and has been active as a sales and leasing agent. He is an active member in the national, state, and local Realtor associations and holds his Graduate Realtor Designation from the national association.
Prior to his real estate career Timothy worked in customer service and marketing. He holds a Bachelor of Arts degree from the University of Central Florida.
In his spare time Timothy enjoys traveling, cooking, and spending time with family and friends.
Kalen Farah has over 5 years of customer service experience and 4 years of property management experience. She continues to successfully grow with the company utilizing the skills that she demonstrates in leadership and customer service. Kalen recently transitioned from accounting to maintenance coordination In her free time, this Jacksonville native enjoys the outdoors and spending time with her family.
Deborah King, Bookkeeping/Accounting, is a native of Jacksonville and has worked in the property management industry for 8 years. Deborah works hard to leverage what she feels is her strongest skill: customer service.
Among Deborah’s most cherished memories and accomplishments has been her experiences mentoring young girls participating in sports. Needless to say, Deborah enjoys sports, the outdoors and just having fun (and we can vouch for that!)
